A real estate brokerage license is primarily for finding buyers or tenants to earn a one-time commission. In contrast, a property management license allows a firm to earn recurring monthly management fees by taking ongoing responsibility for maintenance, tenant care, and rent collection.

Ejari (Arabic for "My Rent") is Dubai's mandatory registration system for tenancy contracts. It serves as the legal foundation for a tenancy; without an Ejari certificate, you cannot activate DEWA utilities, process residency visas, or file a case at the Rental Disputes Centre (RDC).

Generally, landlords are responsible for major maintenance and structural repairs, such as AC units, water heaters, and plumbing. Tenants are typically responsible for minor maintenance, such as replacing light bulbs or fixing leaking faucets.
Many contracts use a financial threshold to define responsibility. For example, repairs costing under AED 1,000 are often considered minor and are the tenant's responsibility, while anything above that amount is the landlord's responsibility.
